When you pass laws allowing RICH people, from outside of your country, to come in and drop MILLIONS of dollars IN YOUR COUNTRY ---- in the purchasing of properties, lands, businesses, etc. ---- that they CAN NEVER dig up or haul away back to their original countries, and all they could do is come in to stay or use the properties, what do you have to lose?
Nothing!
It's not like just because foreigners now own homes, lands, and other assets in your country, that they could use such properties as nothing more than just trash or hazard material storage!
They, instead, would be owning and taking care of their properties, THEIR INVESTMENTS....
So, again, we've discussed this topic before, here, with respect to the People's Democratic Republic of Laos... it's just idiotic that foreigners are not allowed to buy homes, lands, and other assets there.
China BUYS and OWNS hundreds of billions of dollars worth of American businesses, skyscraper real estates, companies, and other assets... in addition to owning the debts of the US government... Why? Because the Chinese are smart, and they KNOW they make good investment IN AMERICAN, when they buy properties and assets and companies here.
Ditto for Russians. And any one else.
Of course, America has more or less IRON-CLAD contractual/business LAWS that its COURT SYSTEM ---- from city to the federal ---- would protect absolutely, where those transactions to have been done legally as business transactions... So there is no way foreign buyers/investors would have any fear, that American citizens, or some quasi police/"law"/local politician, or the US government would just come in and seize foreigners homes and assets here in the US.
And that can not be said where Laos or Vietnam is concerned...
Indeed, this is why Vietnam is SLOWLY pivoting, in CONTRACTUARAL/BUSINESS LAWS like it does... to make sure foreign investors KNOW beyond the shadow of a doubt that when they legally buy properties in Vietnam, that they have absolute right to such properties, like any other LOCAL CITIZEN, with the SAME RESPONSIBILITIES to keep them legal, clean, and not a hazard that would violate LOCAL ORDINANCES, like any other local home owners are expect to follow...
